If the number of reservations exceeds the number of units or apartments in the project, we open the reservation door in the second project in conjunction with working on the details of the first project, and the client has priority in booking in the appropriate unit for him in the new project. Second stage: Choosing a plot of land We meet privately with the group that has made the reservation at the company's headquarters, if they are able to attend. At first, the group members get to know each other, then we show them our available land portfolio with details and features, and then they choose the plot of land that suits them together. If a number of customers are unable to attend due to work or travel circumstances, a special group is created for them on the "WhatsApp" application, where all members are added to this group, and the land portfolio is displayed, with the number of each plot on the map and its features in detail. We also work to provide the location of the plot online if possible, so that customers can make a decision based on clear details. After this group makes its decision and chooses a specific plot of land, we buy it directly, and the final price per meter is determined, and then the dates for paying the down payments are determined and we start talking about the interior design of the units. Third stage: Signing and implementation The contract that we sign with customers is a contract to allocate a residential unit, not a sales contract. As for the implementation process, it is carried out according to a timetable that we inform customers of, so that they are aware of all the details, construction stages, and implementation dates from the beginning until the final delivery of the project. Usually, delivery in the Fifth Settlement is after two years, and in October and Sadat after a year and a half. The process takes a year to complete the construction, while the licensing procedures may require some final adjustments about 6 months, so the delivery in Sadat and October is in a year and a half. As for the Fifth Settlement, we may set it in the timetable for two years in anticipation of any changes. In general, the delivery is on red bricks (Core and Shell) for the units so far."

Yes, the client can request any modification to the interior design of his unit after completing the contracting process and before Homei finishes the construction in it. Any modification that affects the facade of the building, such as requesting to convert a window to a balcony or to expand a window from the size of the rest of the windows in the facade, is not available, or requesting a modification to the interior design of the apartment that affects the columns inside it, it will not be implemented. As for any modification that does not affect the facade or columns, we will implement it for the client.
Homei projects are currently in new cities and so far there is no fifth floor in any area we have worked in. The building consists of a ground floor and three floors above ground, meaning that the last floor is the fourth. Homei does water and moisture insulation for the fourth floor ceiling, which is insulation that meets the specifications of health and educational buildings and is tested before final delivery.

The first customer comes out with the profit or return on investment in the unit and the new buyer completes paying the remaining installments of the apartment until the full price is paid and he owns it with a final contract. Homei helps in the resale process by displaying the unit for sale again on its application, as well as displaying it to the company's clients through the sales team. It is important to know that the one who controls the negotiations on the price per meter for the apartment that is being resold is the original owner of the apartment, and the company has no interference in the price or the new customer's payment system for the old one for the price of the apartment (and often requests cash payment), and all of this is done by agreement between the original owner and the new buyer, and Homei's role here is to complete and facilitate the legal procedures related to the contract to transfer ownership to the new buyer.

The payment system is currently quarterly, every 3 months, in installments. Cash payment is also available if the customer wishes to do so, and he benefits from a cash discount of 5% of the total value of the unit.
The iron installment or the iron bonding installment is an installment of the apartment installments that is linked to the price of iron at the time of payment of the installment and is calculated by determining the number of tons of iron and multiplying them by the price per ton, so that is the price bond, but if there is an increase in the price of iron when paying the installment, it is calculated with the increase according to the price of iron on that day
The remaining installments do not have any increase and are stable after paying the iron installment, which confirms that Homey also bears the burden of any increase in the cost of construction after the iron installment, because it considers itself a partner to its customers in every step.
